1. Project Overview
Location: Reeves Mill Business Park (specifically Building Sections 19, 20, and 21). Nature of Project: Permanent repair and replacement of wind-damaged upper-wall sections (clerestory/monitors) on an industrial warehouse facility.
2. Background & Scope of Work
High-wind events have caused structural and aesthetic damage to the upper vertical wall sections of the facility. Temporary plywood sheeting has been installed to mitigate weather intrusion; however, a permanent, engineered solution is now required to match the existing industrial facade and ensure long-term structural integrity.
Specific Scope Items:
Demolition: Removal and proper disposal of temporary plywood patches and any remaining damaged metal siding or substrate.
Structural Inspection: Assessment of the wooden/metal girts behind the damaged area to ensure they are sound and capable of supporting new cladding.
Installation: Supply and installation of new industrial-grade metal wall panels.
Note: Panels must match the profile, gauge, and color of the existing white/grey siding on adjacent sections (e.g., sections 17, 22).
Flashing & Sealing: Installation of new head, sill, and corner flashings to ensure a watertight seal between the roof line and the vertical wall.
Trim Work: Replacement of any damaged trim or fascia boards along the "step-down" roof transition.
3. Site-Specific Challenges
Height & Access: Work will be performed at a significant height above lower roof lines (Sections 20, 21, and 22). Contractors must provide their own lift equipment or scaffolding.
Active Site: The facility is an active business park. Coordination is required to ensure the red truck access lanes and loading areas remain clear or are safely cordoned off.
Safety: All work must comply with OSHA fall protection standards given the roof-adjacent nature of the repair.
4. Proposal Requirements
Interested contractors should include the following in their submission:
Proposed Materials: Specifications of the metal panels, including gauge and finish.
Timeline: Estimated start date and duration of the project.
Warranty: Details on workmanship and material warranties.
References: List of similar industrial/commercial siding or metal building repair projects.
Cost Breakdown: Itemized pricing for labor, materials, and equipment (lifts/scaffolding).
5. Timeline & Submission
Submission Format: To be considered for this project, all interested vendors must complete the "RFP Response - Permanent Facade Repair" form in its entirety.
Required Attachments: Please submit the completed response form along with:
○ A copy of your contractor’s license.
○ Proof of General Liability and Workers' Compensation insurance.
○ A completed IRS Form W-9.
