Request for Proposal (RFP): Warehouse Leasing & Storage Sublease

The TCEDC has added the following corrections to this RFP:

  • Clarification: The facility currently houses a logistics operation scheduled to expire in January 2027.

  • Deadline to submit, End of Business (EOB) Friday, May 15th, 2026.

This Request for Proposal (RFP) is issued by the Economic Development and Finance Alliance of Tuscarawas County (EDFA), serving as the officially designated Port Authority for the county. We are seeking high-performance partners for the industrial lease of our logistics facility.

Facility Overview

The EDFA owns a 60,000-square-foot logistics facility designed for versatile industrial use.

  • Location: 1075 Commercial Avenue SE, New Philadelphia, OH 44663.

  • Building Specs: 60,000 SF of clear-span space with 22' heights, situated on 3.84 acres.

  • Suitability: The facility features vertical racking and has floor space available. It is optimized for high-density storage and moving large-scale industrial assets.

  • Logistical Access: Proximate to US-250 and I-77, ensuring same-day access to major markets like Cleveland, Pittsburgh, and Columbus.

Leasing & Sublease Options

The EDFA is accepting proposals for the following occupancy types:

1. Full-Facility Industrial Lease

The facility currently houses a logistics operation that is set to expire in January 2027. Entities interested in leasing the entire 60,000 SF facility for their primary operations, distribution, or manufacturing footprint.

2. Storage Sublease Agreements

We offer flexible sublease options for companies with specific storage needs, including:

  • Equipment & Asset Storage: Ideal for housing old machinery or industrial equipment taking up valuable floor space at your primary location.

  • Inventory & Product Fulfillment: Secure space for finished products requiring active receiving and shipping logistics. Order fulfillment services are negotiable.

  • Raw Material Storage: Strategic "buffer" storage for raw materials awaiting entry into your production line.

Submission Guidelines

Responses must be submitted on our website or a hard copy of the response form below emailed to Makridge@tuscedc.com.

Deadline to submit End of Business (EOB) Friday, May 15th, 2026.

Please include:

  1. Occupancy Type: Specify if you are requesting a full-facility lease or a sublease for specific storage (e.g., machinery, raw materials, or finished goods).

  2. Operational Footprint (Required SQFT): State the total square footage required within the facility.

  3. Market Rate Statement: A formal statement confirming willingness to pay established market rates for the space.

  4. Company Overview: A brief history of the company and the projected economic impact or job retention in Tuscarawas County.
